Meet the Bradleys

Ken and Ruth Bradley were referred to us by friends, Ted and Jackie Hamilton for whom we’ve already built two homes.  Their corner lot in Windsong was ideal for a stately façade and we had fun researching architectural styles.

and Spanish Colonial Revival homes can appear rather plain so attention to detail is crucial.  Symmetry, massing, roof pitch, overhangs and even the size and shape of the windows all play important roles.  As you may agree from the photos, I think we got it right.
The Bradley’s also desired a flexible floor plan.  They were expecting one of their parents to move in with them in the near future and wanted two master suites – one on the first floor and one on the second.

Meet the Ledfords

    When John and Renee first contacted us, they were considering an extensive addition and remodel of their existing home in Winter Park.  We created a budget based on plans that they provided, but after analysis decided that it made more sense to demolish the old home and build a new one in its place.  Even though the total cost of the new home would be more than an addition/remodel, the completed new home would have a value greater than the total dollar amount they would have invested into the property.

    After receiving a small deposit from the Ledfords we developed preliminary designs based on the budget we had previously provided them.  After consideration, the Ledfords felt it was necessary to obtain competitive bids for their new home and had the construction drawings completed by another designer.  Of course I'm happy to report that they decided to use as their builder.  In fact we weren't the lowest price they received, but after interviewing each builder and reviewing the proposals they felt most comfortable with Groninger Homes.

    The Ledfords' home is a traditional, cottage-style 2-story.  It has a formal Dining Room and a Parlor or Library.  The Kitchen and Breakfast Nook are open to the large Family Room which has a huge entertainment center.  Rounding out the first floor is the secluded Master Suite, a Guest Bedroom and a large Laundry Room.

    Upstairs, their two boys each have their own bedrooms that feature window seats with bookshelves, walk-in-closets and coffered, tray ceilings.  They share a Bathroom that has two sinks, a tub and a separate tiled shower.  The boys' favorite area is the finished Bonus Room over the Garage, where they spend most of their time and Mom doesn't have to worry about them making a mess in the rest of the house.

    The Ledfords' home lives bigger than its 3100 feet of air-conditioned space.  In addition it doesn't even look as big as it is, ensuring that it fits into the older community without over-powering its neighbors.  You can find photos of this home and several other completed and in-progress homes on our website.
