general information:
  • Architectural details are required before construction starts.
  • Architectural details need to be properly represented on the working drawings.
These details affect the framing and trim carpentry, electrical, air-conditioning, drywall and painting.  When we “bid out” our jobs with all of the information, we obtain more competitive pricing. Adding details once jobs have been awarded to the sub-contractors will certainly result in inflated prices.

What we are referring to here is the details that separate a typical home interior from an exciting architectural design. By looking at a simple floor plan, it is difficult to determine how the interior is going to look and feel. The use of ceiling heights and treatments, soffits, arches and other details, can help define space and provide zoning that improves the performance of the floor plan’s design. These details should be discussed with your interior designer and we like to be involved as well.

Every Selection and Decision involves common procedures. Many items listed are based on our "Standard" features package. Please check your specifications for features unique to your home.
  • Review your Specifications for Product Information and Allowances.
  • An Architectural Details Drawing may be provided for your use.
After making your selection, sign the Order Authorization or corresponding Allowance Invoice and forward it to us for execution. No orders will be placed without authorization and payment. If orders are not placed by their deadlines, construction may be delayed.

Interior Architectural Detailing & Specifications Assistance
The Sales Price of the Home may not include Interior Architectural Detailing services or help in selecting interior and exterior finishes and colors.  This may be provided by an independent
Interior Architectural Detailing service.

1. Interior elevations of all walls that are to receive gypsum board and framing details, as outlined in the construction specifications booklet. Details involving specialty moldings, stone or materials other than gypsum board shall be additional. Elevations for areas beyond the allotted detail areas shall be additional.

2. Reflected ceiling plans showing gypsum board and framing details, with basic assignment of moldings where applicable. Heights and dimensions will be included. Rounded details, specialty moldings and appliqués and details of specialty materials shall be additional. Ceiling details beyond those called for in the construction specifications shall be additional.

3. Elevations of built-in elements (such as media units, built-in office shelves, storage units, and other cabinetry) shall be conceptual and appearance oriented in nature only and limited to those areas specified for built-in elements in the construction specifications. Specific construction details for these units are to be generated by the manufacturer. Detailed sections of woodwork are not included with these details.

4. Trim specifications showing locations and profiles of all crown molding, applied molding and trim work should be included with the interior architectural drawings.

5. Tile/hard surface specifications and details for flooring, bathrooms, kitchens, and backsplashes as called for in the construction specifications shall be included. Details beyond these, such as decorative backsplashes, custom fireplaces, tile at accent niches and accent medallions that are not part of the Builder’s standard allowances shall be additional.

6. Elevations of fireplace mantels. Construction drawings for custom designed mantels different from what has been specified will be additional.

7. Exterior elevation critiques are included.  Any changes requested be additional.

8. Custom stair rail and balcony detailing (other than those specified by Builder) are not included and shall be additional.

9. Drawings of custom doors are not included.

10. Site visits (to review tile installations, gypsum board details, etc.) are not included and shall be charged as additional.

Changes or revisions to interior architectural detail drawings or tile detail drawings, after Buyer has approved them, will incur additional cost to the Buyer.

Blueprinting costs for drawings of specified items should be included in the fee for Interior Architectural Detailing.

The sales price of the home also does not included specification selection assistance.  This could be/should be provided by an independent Interior Designer/decorator service and can include, but is not limited to, the following:

1. Initial meeting
2. Exterior finish consultation (roof tile, exterior colors, front door, pavers, pool deck)
3. Floor outlet analysis and locations
4. Cabinetry/countertop selections/kitchen consultation
5. Interior Finishes:
   a) Tile selections
   b) Paint selections
   c) Wall covering selections
6. Plumbing-fixtures/faucet selections
7. Framing walk-through (site visit)
8. Electrical walk-through (site visit)
9. Decorative lighting selections

Interior Decorator shall select all materials and labor from Builders normal sources and as listed on Supplier Information provided to Buyer by Builder or as directed by Builder.
