Flooring

general information:
  • Wood Flooring selections are required before construction starts.
  • Wood Flooring selections may affect the slab pour and exterior door openings. 
Please review information and tips below. The diversity of selections is tremendous and takes some Buyers much more time than expected. We suggest limiting your selections to a few suppliers. Comparisons can be very time consuming and may not result in large cost savings. We have literature available at the office or you can contact one of our authorized vendors.

Every Selection and Decision involves common procedures. Many items listed are based on our "Standard" features package. Please check your specifications for features unique to your home.
  • Review your Specifications for Product Information and Allowances.
  • Review the NAHB Performance Guidelines.
  • Review the Use and Care Guidelines.
  • A Worksheet may be provided for your use.
After making your selection, sign the Order Authorization or corresponding Allowance Invoice and forward it to us for execution. No orders will be placed without authorization and payment. If orders are not placed by their deadlines, construction may be delayed.

The thickness of various flooring materials and products may make it necessary to modify the concrete slab so the top of the various surfaces end up flush to one another. Nail-down wood flooring is typically one to one-and-one-half inches thick.

We suggest that you decide on all flooring surfaces just in case there are additional thickness issues that need to be coordinated with the concrete slab. It may not be necessary to finalize your selections, but we do need to know what flooring surfaces are going to be used in all areas of the home.

Nail-down (finished at the home site) wood flooring may add up to four (4) weeks to the construction schedule and completion of the home.

Recessed Floor Slab Costs Extra: Nail-down wood floors are 1-1/2” thick. This makes it necessary for the concrete slab to be recessed in areas where the wood floors are going to be installed. The concrete sub-contractor must install a form board around the perimeter of the area, accurately lining up with the edges of the walls. Sometimes this can be quite complex.

Both types of wood floor installations require shoe molding to be added to the bottom of the baseboards. If shoe molding is not included in your contract this will cost extra.

We have installed an equal number of each type of installation and “glue-down” is what we prefer, although we are happy to install either for you.

Nail-Down Wood Floors
When selecting a nail-down full-thickness wood floor, the concrete slab in the areas where the hardwood is to be installed, needs to be recessed over 1” so that the top surface of the wood floors will finish flush with other flooring surfaces. Wood forms and additional labor are necessary to create this recessed area. If you are comparing the cost of “nail-down” versus “glue-down” installation, this adds additional costs to the installation that we must calculate for you.

The quality of on-site finishing may be affected by the weather.
Potential for problems if water gets under wood flooring from plumbing leak, spill or other water intrusion.

Does not delay construction.
May be re-finished a few times.
