Detailed Estimate
Omission is the most common mistake in estimating. Overlooked permit fees or site development costs can have staggering negative implications potentially causing a project to go un-built or worse; resulting in a lawsuit. A good estimate and/or construction proposal should also list everything that is not included. Many unsuspecting buyers are completely unaware of overlooked costs until it's too late.

As the working drawings take shape, the process of bidding out the plans can begin. Of course the trades and suppliers need accurate and complete information as explained in the preceding sections. The detailed estimate breaks down every phase and component into the smallest manageable unit. An accurate estimate can take from two to fours weeks to complete.

In its simplest form, an estimate is a list of all the costs associated with building a project. As long as everything is clearly understood and included, it's really not that difficult.
