Financing Procurement
Obtaining financing in today's market can be a daunting task. There's not a lot we can do to help except refer you to some good mortgage loan bankers. Gathering all of the information required by the lender is perhaps one of the most frustrating tasks of the entire construction process. We've worked with and been approved by several popular lenders, although expect to jump through hoops with every new project. Since we've already been through the process with dozens of our customers, we can offer some insight into the process. Please let us know if you have any questions.

Construction-Permanent Loan
Typically our customers own, or are about to purchase, the property we are going to build on. Most of the time they use a construction-perm loan to finance the construction, which then converts into their permanent loan upon completion. This type of mortgage financing has the benefits of reduced closing costs and the lack of a formal closing at the completion of construction.

Drawings and Appraisals
Upon choosing a lender for the construction of your new home, there are a few things that we, as the builder will likely need to do before the loan will be approved. Typically the lender hires an appraiser to verify the market value of the home upon completion. We usually have to provide construction drawings and a construction proposal or specifications. This process usually runs parallel with completion of the construction drawings by the architect or designer. 

Closing and Permit Application
After the loan has been approved, the next step is to schedule a closing. Assuming that the appraised value was deemed to be adequate, the bank will need the construction drawings, specifications or construction proposal and an executed contract between owner and builder. At closing the balance of the deposit due to the builder is usually disbursed, typically to fund all of the permit fees and establish an account to pay for construction costs. Here at Groninger Homes, we open a separate checking account for every project and will provide you copies of all statements and any necessary information needed to verify the proper use of funds.
