Supervision and Job Site
Job site supervision is a service that varies greatly among custom home builders. The three main services that should be provided are construction supervision, project administration and cost analysis. Of the three, supervision has the greatest impact on the quality and timeliness of the construction of your new home. Good supervision is evident. Homes that are supervised well move quick and smooth, and look clean and organized. A well-supervised home has happy subcontractors. The trades, work efficiently, take pride in their work and make more money. Competent supervision leads to becoming the preferred builder among the trades and suppliers.

Most custom homebuilders either hire a supervisor to build their homes, or as an owner of the company, run the projects themselves.

The main factors that distinguish superintendents are their qualifications, experience and the amount of time that they are able to spend supervising the construction. Some companies have good superintendents with qualifications and reputations themselves that are well known. Some companies hire “job watchers” but provide them with training or procedures that might enable them to do an adequate job. Some supers are under-qualified, over-worked, spread thin and don’t receive support from the office.

The vicinity and number of homes under construction contribute to a superintendent’s ability to properly supervise the work. To a company, the cost of a super is usually the largest single expense. With salary, bonus, workers’ compensation, insurance, truck and mobile phone, a super must build several homes just to pay for himself. As a result, some supers don’t spend enough time or stop by the projects often enough. Some perform “drive-by” supervision, just to check who is working but not spend enough time checking the work. Some homes under construction look as if a super hasn't been by all week.

Project Procedures and Checklists
A good builder or superintendent can build most homes with their eyes closed. As much as experience sounds like a good thing, relying on the "old school" or "good ole boy" way of supervising a project is risky. It puts too much emphasis on the individual being available to manage the process. The "new" way of managing projects is with a team approach and the use of connected procedures and checklists. Keith Groninger personally oversees the construction of all of our homes and will visit the site frequently to make sure your home will be built to his demanding standards. He also acts as customer liaison and is available for meetings during the construction process. Keith develops the construction specifications, requirements and procedures that will be used by the trade-contractors and suppliers for the construction of your home.

Angela Whitney is our project coordinator. One of her main responsibilities is to help our customers keep organized. You will have many decisions to make. There is a tremendous amount of information that needs to be generated, organized and distributed in order for the construction of a new home to run smoothly. We have found that the administration of this information has a tremendous impact on our ability to perform as your builder. As a result we put much emphasis on our systems and procedures.

An additional service that we provide is that of a working foreman. Norman "Butch" Gamache is a skilled trim carpenter on our staff full-time. He installs the trim carpentry and millwork in our homes. This positions him on your project during the phases that it is most important to have an extra set of eyes and ears available. He enhances communication, ensures the project stays clean and locks the doors every night. Since he performs tasks that we would normally be paying a trade contractor to perform, we avoid the extra cost and provide a better service at the same time.
